Rental Criteria

IRET does not discriminate based on race, color, creed, religion, national origin, sex, marital status, disability, sexual orientation or age. Our policies comply with the Equal Housing Opportunity Act and other similar laws.

 

Occupancy Standards

  • 2 people per bedroom plus 1 (For example: a 2-bedroom apartment may have up to 5 occupants) Applicant Requirements

  • Anyone 18+ years old must apply

  • Proof of income of at least 3x monthly rent or verifiable liquid assets of at least 3x the lease term

  • Credit: 620+ for at least one Applicant on the Lease

  • Satisfactory Criminal History-see below

  • Positive landlord history without evictions

  • Valid state or federally issued photo identification

 

Criminal History

Criminal history will be used to determine housing approval. The following are examples of potential disqualifiers:

  • Crimes against people or property

  • Crimes involving drugs or weapons

  • Crimes involving sex

  • Crimes involving theft

 

Grounds for Denial or Conditional Approval

A guarantor and/or an increased security deposit may be required based on negative credit history or lack of credit, accounts in collections, foreclosures, open bankruptcies, insufficient income or unverifiable income. Unpaid landlord collections, judgements or failure to pass the criminal screening will be an automatic denial.

 

False Information

Any Applicant found to have knowingly falsified, misrepresented or withheld any information on an application will be denied residency.

 

Guarantor Requirements

  • Income: 5x monthly rent

  • Credit: 680+
